- Let's Ask the Bluebirds
We asked the Bluebird team to share a little behind the scenes of how they approach design. From how they think through a space to the details that make the biggest impact, they gave us a glimpse into what goes into creating homes that truly feel intentional. Let’s take a look at what they had to say! 1. What’s one design or organization choice you’ve made in your own home that has made everyday life easier? Krystin: One of the most impactful changes we made in our home was creating a dedicated drop zone for our son. His sports bags, jackets, and everyday items were starting to pile up in shared spaces, adding to the overall chaos of the house. To solve this, we installed a simple hook system inside our under-the-stairs storage closet at a height he can easily reach. Now, he knows exactly where his things go and can independently hang up his backpack and jacket after school. It’s such a small change, but it’s made a big difference in reducing clutter and encouraging responsibility. We also keep a basket at the bottom of the stairs to collect items that belong upstairs but inevitably end up downstairs throughout the day—things like shoes, Legos, or Pokémon cards. Each evening, we do a quick reset and take the basket up before bed. It’s not always perfect and does require a little reminding, but having a system in place makes it easy to maintain and keeps our home feeling more calm and organized. Vanessa: With two daughters, we quickly realized that backpacks can become a daily source of paper clutter—each one coming home filled with artwork, schoolwork, and endless forms. To stay ahead of it, we created a simple system: as soon as lunchboxes and water bottles come out, we sort through the papers right then and there. Most go straight into the recycling bin, while the meaningful or funny pieces get saved in a designated keepsake bin in a closet. It’s a small daily habit, but it prevents piles from building up and becoming overwhelming. I’d much rather spend 30 seconds each day than tackle a huge stack later. On the design side, I’ve had to balance aspiration with reality. I would love to invest in a new sofa, but with kids in this stage of life, I know we still have a few years of spills and messes ahead. For now, our well-loved sofa works perfectly—it allows us to live comfortably without the added stress of keeping something brand new pristine. Sometimes, choosing what not to upgrade just yet is what makes everyday life feel easier. 2. How do you balance making a space feel beautiful while also making sure it functions well for the people living there? Bluebirds: The balance between beauty and function really depends on the type of project, but function is always the foundation. In staging, we’re designing for a potential buyer. We think through how the home could function and create a layout that tells a clear, aspirational story. Furniture placement, scale, and flow all work together to help buyers envision themselves living there. When we’re working with homeowners, the approach shifts. We always start with function—because if a space doesn’t work for daily life, it won’t matter how beautiful it looks . We take time to understand how the space is used, what isn’t working, and where the pain points are. From there, we layer in the design. Once a space functions well, we refine it with thoughtful styling, cohesive materials, and intentional details so it not only works—but feels elevated, inviting, and complete. The goal is always a space that supports real life and looks beautiful doing it. 3. How do you decide what a home needs versus what it can live without? Bluebirds: This decision always comes back to purpose and priorities. In staging, every space needs a clear function. We use appropriately scaled furniture, art, and accessories to define each area and highlight the home’s best features. That said, we’re very intentional—sometimes less truly is more, especially when we want architectural details or natural light to take center stage. In a homeowner’s space, the process is more personal. We focus first on their specific needs and pain points—what’s not working, what feels overwhelming, and what would make daily life easier. Those needs guide our decisions. From there, we evaluate everything through a lens of function, style, and budget. If something doesn’t serve a purpose, add value, or contribute to the overall feel of the space, it’s often something the home can live without. Our goal is to create spaces that feel intentional, not overdone—where every piece has a reason for being there.
- Organizing: A Fresh Start
This Carrollton family had a closet just off their kitchen and living room that had slowly turned into a catch-all, filled with items that didn’t have a designated home. Their goal was to transform it into a functional, family-friendly space where their kids could easily access crafts and games, while also incorporating practical storage for everyday items. We started by decluttering and editing, helping them decide what to keep, relocate, or let go. From there, we created a system focused on simplicity, visibility, and long-term ease. A cube storage system became the foundation, maximizing vertical space, creating clear zones, and keeping everything accessible. We added lidded bins, categorized and labeled for crafts, games, and household items so both kids and adults can easily find (and return) what they need. We also installed over-the-door racks to create a snack station, giving the kids independence while keeping everything organized and off the main shelves. The result is a completely transformed space . .. no longer a catch-all, but a purposeful, functional extension of the home that supports daily routines and brings a sense of calm. Simple Organizing Tips That Make a Big Difference • Start with one small space like a drawer, a shelf, or a single cabinet... quick wins build momentum. • Give everything a “home.” If it doesn’t have a designated place, it will always become clutter. • Use baskets and trays. They instantly corral items and make spaces look more intentional. • Keep everyday items easy to reach. The more accessible something is, the more likely it is to stay organized. • Edit regularly. A quick weekly reset (even 5–10 minutes) keeps things from piling up. Common Mistakes We See • Trying to organize too much at once. • Keeping items "just in case" without a clear purpose. • Buying storage products before decluttering • Creating systems that don't align with daily habits. • Prioritizing "perfect-looking" systems over ones that actually function for daily life. Our goal is simple: to bring beauty and function back into your everyday spaces . We begin with a complimentary in-home consultation to understand how your space is used and what would make it work better for you. From there, we create a custom plan with thoughtful organization strategies and product recommendations tailored to your home. On organizing day, our team handles the editing, sorting, and system-building by creating spaces that are not only beautiful, but easy to maintain. We also take care of donations and trash, so you’re left with a clean, refreshed home from start to finish. Ready for a reset that actually lasts? Let’s create a space that works for you!
- The Power of Home Staging
This home is a perfect example of what happens when thoughtful staging meets the right market moment. After strategic design and intentional styling, the property received multiple offers , several coming in well over asking price . In fact, the home was only on the market for three days before the sellers accepted an offer that far exceeded their list price. Our Bluebird Design team began by cultivating a design plan that gave each space a clear purpose and a cohesive, welcoming feel from room to room. Rather than simply adding furniture, we focused on flow, scale, and balance so buyers could easily understand how each area of the home could function in their everyday lives. This intentional approach created a sense of comfort, clarity, and emotional connection the moment buyers walked through the door. By helping buyers connect emotionally and clearly envision how the home lives, staging played a key role in creating urgency and strong competition. When a home feels move-in ready and thoughtfully designed, buyers are more confident, more excited, and more likely to submit strong offers. The results spoke for themselves. The amount over asking not only covered the cost of staging, but delivered an estimated 525% return on investment for the sellers, making staging one of the most impactful decisions in their selling process. In this post, we’re sharing how intentional design helped position the home for success — and why staging continues to be one of the most powerful tools when selling. Are you planning to sell this year? We’d love to chat with you about how staging can help you achieve the best possible outcome.
- Start the Year with Intention
The beginning of a new year is the perfect time to reset—not just your schedule, but your space. We often think about fresh starts in terms of goals, calendars, and routines, but the environment we live in every day plays an equally powerful role in how we feel, function, and move through life. Thoughtful design isn’t about following trends or buying more things. It’s about creating a home that genuinely supports how you want to live—calmer mornings, smoother routines, more connection, and fewer daily stressors. When rooms feel cluttered, cramped, or disconnected, life can feel the same way. Visual noise translates into mental noise. A home that doesn’t flow well can make even simple tasks feel harder than they need to be. On the other hand, intentional design has a quiet way of grounding us. It creates breathing room—both physically and mentally. Small, purposeful choices can make a meaningful difference. Improving the flow between rooms, clearing off surfaces that collect clutter, and allowing natural light to shine can instantly shift the energy of a space. These changes don’t have to be dramatic to be impactful. Often, the most calming homes are the ones that feel effortless, functional, and thoughtfully edited. Before adding anything new, we always encourage starting with what you already have. Rearranging furniture to better suit how a room is actually used, editing decor to highlight what truly matters, and simplifying over-styled areas can completely transform a space. These subtle resets often create the biggest impact—and they’re a reminder that intentional design is more about clarity than consumption. (Be sure to check out our post on redesigning your space without buying anything new for simple, practical ideas.) Whether you’re refreshing your current home, feeling overwhelmed by clutter, or planning ahead for a future move, designing with intention now helps set the tone for the year ahead—and beyond. A well-considered home doesn’t just look good; it supports your routines, your relationships, and your sense of ease. Your home should work for you, not against you. And the start of a new year is the perfect moment to realign your space with the life you’re building. ✨ Now booking 2026 design services, staging consultations, and listing evaluations. If you’re ready to approach your home with fresh eyes and thoughtful intention, we’d love to help.
- Reflecting on 2024: A Year of Growth and New Beginnings at Bluebird Design Co.
One of our favorite projects in 2024, a vacant stage in North Dallas. Renovations completed by Aspen Group. Hello, friends! I’m Vanessa Harrell, co-owner of Bluebird Design Co., and I’m thrilled to take you along on a journey through my and Krystin’s eventful year in 2024 and the exciting start to 2025. Last year was transformative for our business, filled with growth, new opportunities, and personal connections that have enriched both our professional and personal lives. Shall we? Streamlining Operations: The Big Move One of the pivotal changes we embraced in 2024 was the consolidation of our storage units into a single warehouse. Transitioning from four large storage units to one organized warehouse was a game-changer for Bluebird Design Co. This move not only enhanced our efficiency but also provided us with a more streamlined inventory system. The new setup has allowed us to manage our resources better and improve the overall organization of our staging materials. Co-warehousing has proven to be an excellent fit for us and we love being part of the entrepreneur culture at Madewell Spaces . Being surrounded by a community of like-minded entrepreneurs has been inspiring and motivating. It's a reminder that even in a competitive market, there is strength in community. We’ve forged valuable connections, shared insights, and learned from the experiences of others, all while growing our own business. We took this video the day we toured the space and we knew then she was ours. Building a Solid Inventory In 2024, we made a strategic decision to invest over $50,000 in building a robust inventory of fresh and versatile furnishings. This investment has enabled us to stage more properties concurrently, meeting the growing demand for our services. It was a bold move, but one that has already started to pay off as we’ve expanded our reach and enhanced the appeal of the properties we stage. Stepping into the Spotlight: Podcast Features The Mess and Meaning podcast is hosted by Dr. Kara Shade. Moving beyond our comfort zone has been a recurring theme this past year. We had the incredible opportunity to be featured on two prominent podcasts: The Community Difference Podcast - Plano and the Mess and Meaning Podcast . These experiences allowed us to share the heart and soul of Bluebird Design Co., discussing what we do and why we do it. Being on these platforms was both thrilling and nerve-wracking, but ultimately, it was a rewarding experience that helped us connect with a broader audience. The Community Difference - Plano is hosted by Nathan Smith. Recognition and Expansion: Awards and Team Growth In July 2024, we received the delightful news that Bluebird Design Co. was selected as a Top Ten Finalist in the RESA® Home Staging Industry Awards for the Rising Star Occupied Staging North America category. This recognition was a significant milestone for us, considering the thousands of staging companies across North America. Although we didn’t win the award, being nominated was an honor that validated our hard work and dedication. September brought more exciting changes as we expanded our team by welcoming Amanda McShain as our Staging Assistant. Amanda's addition was serendipitous, as both Krystin and I had separate connections with her. Krystin and Amanda shared years of experience as elementary school teachers at the same school, while Amanda and I had bonded over many yoga classes at the same studio. Fun fact, Amanda is also a certified yoga instructor! Our mutual understanding of balancing young children and a growing business has created a harmonious and supportive work environment, making Amanda a perfect fit for our team. Amanda McShain. We love her so! Taking on New Challenges: A Major Project In the spring of 2024, we embraced a new challenge by taking on our first large project for hard materials selection (flooring, tile, countertops, etc.), thanks to request from friends in Colleyville. We had previously received requests for this service, but referred them out. After a devastating fire caused significant damage to our friends’ home, we had the privilege of helping them rebuild and redesign their space. This project was not only an enormous undertaking but also an incredibly fulfilling one. Seeing them move back into their beautifully restored home just before Christmas was a highlight of our year, and the end result was something we are immensely proud of. We will always be grateful to Jacob and Lacey for extending such a tremendous opportunity. Embracing Expert Guidance: Lori Fischer's Coaching Program In the latter part of 2024, we took a significant step towards refining our business operations by applying and securing a spot in Lori Fischer's esteemed private coaching program. Lori, the brilliant mind behind ReThink Home Interiors and the host of our favorite podcast, Staging Sips , has long been an inspiration to us. Being selected for her program was a thrilling opportunity that we eagerly embraced. Over the course of six sessions in Q4 of 2024, Lori guided us through some of our most challenging obstacles, particularly in the realms of automation and service definition. Her insights have been transformative, helping us streamline our processes and clarify our service offerings. It was no question that we would continue our sessions with Lori in Q1 of 2025 and we are excited to implement her strategies and further enhance the effectiveness and efficiency of Bluebird Design Co. Kicking Off 2025 with a Bang: Good Morning Texas Paige McCoy Smith. She is so lovely! As 2024 came to a close, we received an unexpected but thrilling call from Paige McCoy Smith, a host, reporter and producer for Good Morning Texas . She invited us to participate in a segment about staging homes for sale and sharing tips for making a great first impression. This opportunity was a dream come true for our small mom-owned business. The chance to reach a wider audience through live television was surreal, and it has set an exhilarating tone for 2025. Here is the link for our episode! You can watch the first segment around the 9 minute mark and the second segment around the 36 minute mark. Seriously such a cool experience! Looking Ahead Reflecting on the past year, I am filled with gratitude and excitement. The growth we’ve experienced, the challenges we’ve overcome, and the opportunities that have come our way have all contributed to shaping Bluebird Design Co. into what it is today. As we venture into 2025, we are eager to continue building on this momentum, exploring new opportunities, and deepening the connections that have made this journey so rewarding. Thank you for being a part of our journey, and here’s to an even more incredible 2025!
- The C.L.E.A.R. Method of Decluttering
We all have that closet, garage, or drawer that seems to collect more memories than we ever intended. At Bluebird Design Company, we believe clearing clutter isn’t just about tidying up—it’s about creating a home that feels peaceful and intentional. During a recent presentation, we shared the 5-Step C.L.E.A.R. Method: C larify your vision L et Go of what no longer serves you E stablish new systems A rrange what remains with purpose R efresh your space so it reflects the life you’re living now. We also talked about the real reasons we struggle to let go—how certain objects feel tied to our memories or identity, how guilt or obligation keeps us hanging on, and how too much clutter can feel overwhelming. By understanding these emotions and working through them with a plan, you can create a home that feels light, welcoming, and unmistakably yours. Ready for a fresh start? We would love to schedule your organizational consultation and create a home that works beautifully for you!
- How to Make Your Home Feel Designed (Without Buying Anything New)
Creating a beautifully designed home doesn’t always require new furniture or a shopping trip. In fact, some of the most impactful transformations come from rethinking what you already have. With a few thoughtful adjustments, you can make your home feel more intentional, polished, and pulled together with no spending required. Here’s how to start: 1. Rearrange Furniture for Better Flow One of the easiest (and totally free!) ways to refresh a space is simply rethinking the layout. Ask yourself: Does the furniture encourage easy movement? Does the room feel open or cramped? Are you facing the best source of natural light? Try floating the sofa, shifting chairs to create conversation zones, or pulling pieces away from the walls. A small layout tweak can make a room feel brand new. 2. Use Lighting Intentionally Lighting is one of the most powerful tools in design, and it's often the most overlooked. Layering your existing lighting can instantly warm and elevate your home. Here’s how: Turn on table lamps instead of overheads for a softer glow. Use warm bulbs to create a cozy atmosphere. Let natural light be the star by opening blinds and pulling back drapery. Light adds mood, depth, and intention without changing a single piece of décor. 3. Style Shelves With What You Already Own Shelf styling is a secret weapon for making any room feel more curated. Take everything off your shelves and start fresh: Stack books horizontally and vertically for visual balance. Layer in personal items like framed photos, souvenirs, meaningful objects. Use bowls, vases, or baskets you already have for texture and warmth. The goal is to create a mix of function and beauty using pieces that already hold meaning. Find more tips in our blog all about styling shelves like a pro . 4. Bring in Greenery Plants instantly breathe life into a room, even if they’re faux. Use greenery you already have or relocate plants to new spots where they can shine: Add height to corners with a tall plant. Place a small sprig in a vase on a nightstand or bathroom counter. Style a coffee table with a leafy branch for softness. Greenery adds movement, color, and that “designed” feel without costing a thing. 5. Edit Surfaces for Clarity Sometimes the most transformative design move is simply removing what’s not needed. Clear your counters, nightstands, coffee table, or console, then put back only the essentials. Try this simple formula: One functional piece One decorative piece One item with height (a candle, vase, or plant) When surfaces are visually quiet, the whole room feels calmer and more elevated. Ready to Love Your Home Again? You don’t need a full renovation to make your home feel beautifully designed — just intention and a few thoughtful changes. If you’d love help pulling your space together, styling what you already own, or creating a plan for your next project: Book a styling session with Bluebird Design Co. Let’s bring your home to life — one thoughtful detail at a time.
- Summer Patio Styling Tips for a Relaxed + Beautiful Outdoor Space
Summer is here — and that means it’s time to take your living outdoors. Whether you're hosting friends, sipping morning coffee, or watching the sunset with family, a well-styled patio can make all the difference. Here are our favorite summer patio styling tips to help you create an inviting, elevated outdoor space you'll actually want to spend time in. 1. Start with a Solid Foundation Choose a rug that defines your patio space and adds texture underfoot. Go for something durable, UV-resistant, and in a light tone to reflect heat and set a breezy foundation. 2. Mix Cozy + Functional Seating Layer in seating that fits your space and lifestyle — think lounge chairs with deep cushions, a small bistro table for morning lattes, or a sectional for hosting. Add outdoor pillows for extra comfort and style. 3. Incorporate Natural Textures Warm wood, woven rattan, stone, and linen textures bring your patio to life. They also help blur the line between indoors and out, making the space feel connected and grounded. 4. Add Greenery (Even Faux Counts!) A few potted plants, planters, or even faux trees can instantly freshen up your patio. Group varying heights together for a layered, styled look. Don’t forget a touch of color with seasonal blooms or herbs! 5. Set the Mood with Lighting Outdoor string lights, lanterns, or battery-operated candles create ambiance as the sun sets. Think soft and glowy — like your own backyard bistro. 6. Keep It Simple + Stylish A few intentional styling moments go a long way: A tray on the coffee table with a candle + vase A folded throw blanket for cool nights Matching dinnerware or drinkware for alfresco meals Bonus Tip: Think About the View What do you see when you’re sitting outside? Arrange furniture to face your favorite direction — whether it’s your garden, the sunset, or a cozy fire pit.
- Home Organization Hacks That Actually Work
Hello, friends! If you and your family are in the midst of back-to-school chaos, we feel you! Krystin's son just started 1st grade and Vanessa's two daughters just started 1st grade and PreK 3's. It's a busy and exciting season as we navigate new routines. As two active moms, we can confidently say that these home organization hacks actually work. 1️⃣ Start with the Drop Zone That spot where shoes, keys, and bags pile up? Give it purpose with a tray for keys, baskets for shoes, and hooks for bags—bonus points if they match your decor. 2️⃣ Make Storage Pretty and Purposeful When storage looks good, you’ll actually use it. Think woven baskets, linen boxes, or glass jars that can stay in plain sight. On the other hand, when organizing items inside cabinets, you can save money by prioritizing the function of products rather than their design. 3️⃣ Give Everything a Home Designate a spot for each item—labeled bins for snacks, drawer dividers for supplies, and one basket per family member for odds and ends. Our Bluebird team enjoys using these versatile clip-on labels , allowing our clients to easily identify where items should be returned. They are ideal for pantry baskets, offices, and playrooms. 4️⃣ Mix Style + Function Organization can be beautiful! Layer shelves with books, baskets, and greenery. Use vintage trays to corral bathroom items. 5️⃣ Clear One Surface Start small—clear the coffee table or kitchen island. A 5-minute reset each day can completely shift the feel of your home. Here's an extra strategy to help you work through your home's organization! The 5-Step “CLEAR” Method to Home Organization C – Clarify the Space’s Purpose L – Let Go of What Doesn’t Belong E – Establish Simple Systems A – Arrange for Function & Flow R – Refresh & Maintain ✨ Need a hand creating a home that’s both beautiful and functional? Bluebird Design Co. can help with personalized organization, design, and staging to bring calm and order to your space. Until next time!
- Staging Secrets for a Faster Sale
Selling a home can be a daunting task, but with the right staging strategies, you can attract potential buyers quickly and efficiently. Here are some expert tips to help your home stand out in the market and ensure a successful sale: 1. Declutter and Depersonalize Before showcasing your home, it's important to remove personal items and clutter. This allows potential buyers to envision themselves in the space. Consider the following: Store personal photos and memorabilia to create a neutral environment. Organize closets and storage spaces to highlight available storage. Pre-pack clothing that is out of season and household items not in use. Minimize furniture and décor to make rooms appear larger and more inviting. Visible square footage equals dollar signs. However, it's important to strike a balance between minimalism and emptiness. To maintain a warm atmosphere, incorporate cozy elements such as throw blankets, plants, accent pillows, and decorative baskets. 2. Enhance Curb Appeal First impressions matter, and the exterior of your home is the first thing buyers will see. Boost your curb appeal with these simple steps: Maintain a well-manicured lawn by pulling weeds, mowing, trimming, and edging. Remove or replace plants that are not thriving Add a new layer of black mulch to enhance the appearance of your garden. Even without adding more flowers, fresh mulch is a fantastic investment, as it enhances the appearance of flowerbeds, making them look vibrant and well-kept. Add colorful plants or flowers to create an inviting entrance. Ensure the front door is clean and freshly painted for a welcoming look. It's common for us to recommend that homeowners choose a black paint for their front door, as it complements a wide variety of architectural styles beautifully. Add a new welcome mat at your front entrance. Prospective buyers will linger on your porch while waiting for their agent to unlock the door. Therefore, it's essential to create a positive first impression. 3. Use Neutral Colors Neutral colors attract a diverse array of buyers and assist them in envisioning how they might personalize the space. Think about repainting walls in hues such as beige, gray, or soft white to establish a blank canvas. Keep in mind that paint colors can appear differently depending on the light a room receives, so it's a good idea to experiment with a few options. You can do this by applying them to poster boards and moving them around different rooms throughout the day to gauge their potential appearance. 4. Highlight Key Features Draw attention to your home's best features to make them stand out: Use lighting strategically to highlight architectural details or a cozy reading nook. Throughout your home, replace any dim or burnt-out bulbs. Ensure that all bulbs match in style and brightness. We recommend using bulbs with a color temperature of 3000K-3500K, either soft or bright white, and a minimum brightness of 750 lumens. Arrange furniture to showcase the flow of the space and promote conversation areas. Add mirrors to reflect light and make rooms feel more spacious. By implementing these staging secrets, you'll enhance your home's appeal and increase your chances of a quick and successful sale. Happy selling!
- Create a Luxurious and Stylish Bed: Tips for a Lush, Cozy Retreat
Creating a luxurious and stylish bed that looks straight out of a designer magazine is easier than you think. By following a few simple steps, you can transform your bedroom into a cozy and inviting retreat. Here are some tips on how to make your bed like a designer: Start with Quality Bedding Invest in high-quality sheets, duvet covers, and pillowcases to add a touch of luxury to your bed. Opt for soft, breathable fabrics like Egyptian cotton or linen for a comfortable night's sleep. Layer your Bedding To create a designer look, layer your bedding with different textures and patterns. Start with a fitted sheet, add a flat sheet, then a duvet or comforter, and finish with a few decorative pillows and a throw blanket. Lately, we've been enjoying the aesthetic of layering a quilt over the sheets and neatly folding a duvet back three times to cover half of the bed. This technique enhances the texture and depth, creating a cozy retreat to sink into at the end of a tiring day. *Pro Tip : Opt for duvets if you enjoy changing your bed's appearance often. Get a high quality duvet insert and experiment with different covers. Numerous duvet sets include coordinating pillow shams that can complement your refreshed duvet. Mix and Match Pillows Play around with different sizes and shapes of pillows to add interest to your bed. Try mixing standard pillows with Euro shams and accent pillows in coordinating colors and patterns. To get an idea of what shape and sized pillows to use based on the size of your bed, check out our Bed Pillow Cheat Sheet. Mix and match with your pillows too. If your duvet has a pattern then pull some accent colors from it and style with solid but textured accent pillows. If you have more solids going on, pick accent pillows with a coordinating color palette in a pattern. Find inspiration in one piece, whether it is a duvet, quilt, or pillow, and build from there. Add a Statement Headboard A stylish headboard can instantly elevate the look of your bed. Choose a headboard in a bold color or luxurious fabric to make a statement in your bedroom. Several headboards are available for separate purchase, allowing you to enhance your current bed without exceeding your budget. Incorporate Accents To complete the designer look, add a few carefully curated accents to your bed. To personalize your space, think about incorporating a decorative tray with candles, a vase of fresh flowers, or a stack of coffee table books. Nightstands also serve as ideal spots to display these items. By following these simple tips, you can create a bed that looks like it was styled by a professional designer. With a little creativity and attention to detail, you can transform your bedroom into a chic and inviting oasis. If you need help styling your space, give us a call. - Staging 101: Psychology of the Buyer
Home staging is a strategy used to make a property more appealing to potential buyers. The psychology behind home staging is simple: when a house is presented as an attractive and welcoming space, people are more likely to feel an emotional connection to it and envision themselves living there. This can lead to a faster sale and a higher sale price. Research shows that staging can make a significant difference in the sale of a property. According to a study by the National Association of Realtors, 83% of buyers’ agents said that staging a home made it easier for a buyer to visualize the property as their future home. Additionally, staged homes sold faster and for more money than those that were not staged, check out more reasons why staging is so important. The psychology of home staging is rooted in the idea that people make decisions based on emotions. When a property is staged to create a warm and inviting atmosphere, potential buyers are more likely to feel positive emotions and imagine themselves living there. This emotional connection can lead to a faster sale at a higher price. Effective home staging takes into account the psychology of color, lighting, and space. Warm colors and naturallight can createa positive and welcoming environment, while clutter and dark spaces can turn potential buyers away. Staging can also be used to highlight a property’s best features and downplay any flaws. Here are some of the ways that we create and positive and welcoming environment for buyers: Mirror, Mirror On the Wall ... Hang a mirror in the entry way so that buyers literally see themselves in your home when they walk in! This mirror and this mirror are both versatile and cost effective and will compliment many décor styles. Neutralize Your Spaces Swap out all of your towels with solid white towels. You do not need to spend a fortune, as these are meant to visually neutralize any bold colors or patterns that you may have. We have personally used these bath towels and these hand towels in several of our staged properties. If your bedding is mismatched, has bold colors or patterns, or is well loved, it's best to neutralize it in addition to the towels. A nice white quilt, comforter, or duvet will work in any room. There are many affordable options available that often come with coordinating pillowcases, for an even more polished look. We've used this quilt and this bedding set in many properties. Get Back to Nature Add greenery! We cannot stress what a difference adding a few pops of natural color and texture can do for the feel of a room.We love to add faux plants to nightstands, bathrooms, and bookshelves. You can find several options of all sizes at places like Home Goods, Ikea, and Walmart. We've come back to this one and this set many times because of their versatility. Lighting Is Everything Make sure all of the lightbulbs throughout your home are the same brightness and wattage. We recommend LED bulbs in BrightWhite. In conclusion, the psychology of home staging is all about creating an emotional connection between potential buyers and a property. By using color, lighting, and space effectively, home staging can help properties sell faster and for more money. Ready to stage and sell? Reach out to us today and let's get started! Until next time!
