Here are some tips and tricks on how to stage your home to sell while on a budget while also helping your property stand out in listing photos for a quicker sale.
Declutter Your Space
The first step to staging your home is to get rid of all the clutter. This means clearing out any excess furniture, knick-knacks, and personal items that can detract from the overall look and feel of your space. We like to tell our clients to think of this as “pre-packing” for their move. You want to create a clean and inviting environment that potential buyers can envision themselves in. Minimizing furniture and accessories can help potential buyers focus on the property's key features, without distractions. Rooms with too much furniture can make the space appear smaller than it actually is, which, in turn, can lower the perceived value of the home. Declutter to increase the perceived square footage and value of your property.

Use What You Already Have
Instead of spending money on new decor items, take a look around your home and see what you already have. Rearrange your furniture, add some accent pillows or throws, and re-purpose items you already own. For example, a stack of books can be used as side table decor or a collection of vases can be used as a centerpiece. If your current color palette is a little bold, you can neutralize bedding and other accents with inexpensive options from local discount stores. By giving all of the rooms a specific designation, you can help buyers see how the home can meet their unique needs and create a more engaging experience.

Add Some Greenery
Plants and flowers are an inexpensive way to add some life and color to your space. You can pick up some potted plants at your local nursery or opt for some fresh flowers from the grocery store. Not only do plants improve air quality, but they also add a natural touch to your decor and help your listing photos stand out. If you’re like me and love the idea of plants, but can’t seem to keep them thriving, opt for faux greenery.

Don't Forget About Lighting
Good lighting can make all the difference in a space and in photos. Make sure to open up your curtains and blinds to let in natural light, and consider adding some lamps or accent lighting to brighten up dark corners. Go through your home and make sure all the lights bulbs are a consistent brightness throughout and none are burnt out. We suggest using lightbulbs that are at least 3000k in a soft, natural or bright white.
